Application General Guidelines

  1. Applicants must reside in Coos County.
  2. Applicants must own their home – Coos County Habitat will not work on rental units.
  3. Applicants must have lived in the home as their primary residence for at least 6 months.
  4. Applicant must be current on mortgage payments (if applicable) and property taxes.
  5. Applicant must have, or be able to obtain, homeowner’s insurance.
  6. Maximum household income must be 80% or less of the Median Family Income for Coos County as calculated by HUD
  7. Program participants are expected to repay a portion of the material costs of the repair project through an affordable, no-interest loan. Loan estimates will be given prior to the start of repairs. Applicants cannot have any other liens or judgments on the property. Loans will be due upon sale or refinancing of the property.
  8. The home must be in need of critical home repair work as determined by Coos County Habitat. If homeowners meet the “ability to repay” criteria, Coos County Habitat will schedule a home visit to assess the overall house structure and create an estimate of the approximate cost of the needed repairs. The following areas are considered critical: windows and exterior doors, floors, siding, entryways/porches, and ramps.
  9. Homeowners are required to contribute “sweat equity” for their project. Accommodations will be made for work schedules and any other limitations the homeowner may have.
  10. If the Application is accepted, this is not a guarantee of repair.
  11. Coos County Habitat  will schedule a home visit to assess the repairs to make sure the type of repairs meet the program criteria, are within the cost limits and capabilities of Coos County Habitat. Receiving a home visit is not a guarantee of repair.
